One of Dubbo’s most popular family-friendly establishments, The Garden Hotel, has recently changed hands in a discreet off-market transaction.

The freehold going concern and adjoining property at 175 Talbragar Street, Dubbo, representing a total landholding of approximately 3462.29sqm and a trading footprint incorporating bars, TAB, gaming, function space, bistro, beer garden, playground and pub-style accommodation, was sold on behalf of long-term operators Shawn and Ryan Maas to a local family operator.

The sale price remains confidential, but a representative of the vendors said they were pleased with the outcome.

The hotel has a long history in Dubbo, originally trading as the Great Western Hotel before being rebranded as the Garden Hotel.

It remains a landmark venue in the city’s hospitality scene, known locally for its family-friendly atmosphere, live sport and racing coverage, and substantial outdoor trading areas.

The off-market transaction was handled by Leonard Bongiovanni of MQ & Associates, who said the sale reflected continued demand for established regional hotel assets with genuine scale, diversified income streams and operational upside.

“The Garden Hotel is a substantial regional hotel with a broad trading platform, gaming, accommodation, a large beer garden and adjoining land,” Mr Bongiovanni said.

“Importantly, the hotel will remain in local hands, with the purchaser intending to retain the venue as a local family favourite while continuing to build on its position in the Dubbo hospitality market.”
